Tenant & Landlord Fees and Charges

Tenancy Set up fee
A Tenant set up fee is a fee for applicants to pay when applying for a property with Superior Property Management Ltd. Upon applying for a property £180.00 (no VAT ) is charged for one applicant or £200.00 (no VAT) is charged for two applicants. This fee is for necessary credit checks, to obtain references such as references from a previous or current landlord, current employers if the applicant is a working tenant or a character reference for those who are not in employment.

We will also ask for Proof of identification, Proof of current residency and proof of income which we will ask for payslips if the applicant is working or a letter from the council if the applicant is claiming for housing benefits. This fee also covers for any necessary paperwork that is needed for the start of the tenancy, this fee is non refundable.

Landlord Fees
A Landlord fee is charged at the beginning of the tenancy and a percentage fee is charged for the duration of a full management agreement.

For finders only a one off fee of £295.00 (no VAT) is charged at the beginning of the tenancy. This charge covers the cost for all advertising of the property, advertising on our own website, on Zoopla, display in our office, to let board and local paper. We also carry out viewings on the property. Once a tenant has been found, they fill in an application form and necessary documents are obtained ,a tenancy agreement to be drawn up for the tenant to sign. Once a tenant moves into a property the documents are then forwarded on to our landlord to manage the property themselves. The landlord is liable for the Bond to be placed into DPS if one is taken , it is not the responsibility of Superior Property Management LTD.

For a full management package the fee for this is £245.00 (no VAT)
This fee is for all advertising of the property, when the property is unoccupied, this includes advertising on our own website, Zoopla, in our office, to let board, in the local paper and we also carry out viewings on the property. Once a tenant has arranged with us to move in, we arrange for a tenancy agreement to be drawn up for the tenant to sign and any other paperwork such as a section 21. We carry out a move in inventory , which is called a condition report, on the property and take photos to show the condition of the property when they move in. Throughout the tenancy we carry out three monthly inspections, collect rent in from the tenant and deal with the council if the tenant is on Housing benefits. We also inform the utilities when a tenant moves into a property and give them meter readings, date when a tenant starts the tenancy and the tenants name. A percentage fee of 12% (may vary) is charged and taken out of the rent collected. We use DPS (deposit protection scheme) for bonds collected and the bond is held there until a tenant vacates the property. If a tenant vacates, we carry out a move out condition report with photos on the property and collect the keys from the tenant and ensure the property is secure.
