Tenancy Set up fee
There are no Administration fees payable by the tenant. If you decide that you would like to proceed with a property application, we may ask you for a holding fee normally £200 ; this is to secure the property but please note If you change your mind you will lose the none-refundable deposit.
To apply there is an application form to complete, credit checks to be carried out, references from a previous or current landlord, current employers if the applicant is a working tenant or a character reference for those who are not in employment.

Landlord Fees
A Landlord fee is charged at the beginning of the tenancy and a percentage fee is charged for the duration of a full management agreement.
Tenant finders fees £195 no vat - at the beginning of the tenancy or we will beat any fees quoted.
Superior property Management ltd is not liable for any rent not paid by the tenant.
A Tenancy Agreement is drawn up for the tenants to sign, a condition report (inventory) is carried out at the property for the tenants to sign, rent is collected and paid to the landlord (this can only be paid once the tenant pays Superior Property Management Ltd)

We contact all utility providers, property inspections are carried out every three months (subject to no problems arising where we can not visit, for example Covid), contact Housing Benefits or Universal Credit if we need to, take meter readings, ensure smoke alarms are in the property (tenant signs to confirm the smoke detectors are present and are in working order but we can not guarantee that tenants do not remove them from the property or pull the batteries out).
If a tenant pays a bond this is placed into the Deposit Protection scheme (DPS).
On tenant leaving a property, the property is checked, a move out condition report is carried out and utilities are informed.
